This is our 2nd (rave) review for Maryland Realtor Extraordinaire Heather R. Nahr of RE/MAX PLUS.
Less than a year after Heather helped us secure a rental house in the competitive DC metro area, she ably guided us through the process of finding and purchasing our new Maryland home. Heather's deep knowledge of and experience with the housing market in the larger Washington, DC area helped us form a strategy for quickly securing the best possible property in a desirable neighborhood within reasonable commuting distance of The District – with minimal disruption to our work and personal lives!
Still new to the East Coast, we needed significant coaching on the local market and the Maryland-specific components of the purchasing process. Heather always demonstrated patience as we explored many types of housing across several Maryland counties to hone in on exactly what we wanted, needed, and where. She created a search portal for us and happily refined our criteria multiple times as we expanded and narrowed our search. Heather always responded promptly - often immediately - to our many questions about and requests for comps, property tours, bid crafting, etc. Her eagle eyes carefully inspected the properties we visited and she pointed out details (such as ceiling water stains, single-pane windows, and questionable wiring) to help us see potential challenges and opportunities for negotiation. When we found the house we ultimately purchased, we asked Heather to walk through it with us to make sure we were aware of as many potential issues before making an offer. Despite the short notice, Heather rearranged her schedule to meet us and gave us invaluable suggestions for our offer. Thanks to her clarification of which parties pay which closing costs, we realized that we had a few more dollars in our budget which enabled us to make a prompt, competitive offer we felt good about. Our offer was quickly accepted, and Heather’s quick work during the inspection and negotiation phase gave us a new appreciation for her expertise and professionalism.
Heather gave us a "next steps" list, and checked in with us daily to ensure that communications between the sellers’ agent, inspectors, and title company staff were clearly communicated and that we understood the actions we needed to take. Heather identified multiple specialists and ensured their availability to inspect various house systems within our 10-day inspection period so we could choose from a short list of professionals. After we selected the inspectors, she orchestrated all of the inspections and followed up with the inspectors and us after each one -- all while we were out of state on vacation. After all of the inspection and repair information was in hand, Heather encouraged us to request a credit for needed repairs and helped us to negotiate the Sellers’ counter to come to a new, lower, agreed-upon purchase price. She continued to coach us as we hurtled towards the closing date/finish line to ensure that all of our financial ducks were in a row and noticed when we had a few errors in our closing documents. After remedying those, she made sure that the Title Company sent a notary to our home on a Saturday to accommodate our work schedules, and she met us for the final walkthrough on Sunday, just before our settlement date.
As icing on the cake, soon after we closed, Heather came by with one-of-a-kind housewarming gifts that are so perfectly “us” that we realized that her skillfulness transcends mere business acumen: she took the time to get to know us, our very specific (read: quirky) interests, and helped us secure a home that meets all of our needs for our new life phase.
